Someone has finally brought an old, but proven, concept for purchasing villas and condos to Akumal. As we understand it, yacht and aircraft enthusiasts have been buying in partnerships for years. After talking with the owner of My Akumal Retreat, Russ, he explained that in vacation destination areas like Aspen, Colorado, up to 50% of home sales are fractional sales. He told us that high-end assets that are not frequently used are better shared with others, so that the expenses of taxes, staff, and maintenance are shared among the owners. Russ went on to tell us that the average usage of second homeowners is barely over three weeks per year, so why buy an entire property if you will utilize it less than 6% of the year?
My Akumal Retreat has put together a "Shared Equity Ownership" program that actually secures the buyer with title. With titled ownership, the investor may trade, sell, rent, or use their time in their property as they see fit. When compared to renting, ownership is certainly the smartest way to utilize your vacation dollars. For example, after 10 years an investor can sell his/her asset and have paid only the costs of normal living expenses and maintenance, and be in a position to make money from the property's appreciation.
